Terms & scope
of service.
Nitpik provides cosmetic defect inspections for residential property in Melbourne, Victoria. These terms explain exactly what we do, what we don't, and how our reports should be used. By booking an inspection you agree to them.
1. What we inspect (scope)
Our inspections identify cosmetic and finish defects visible on the day of inspection, including but not limited to:
- Paintwork — drips, runs, roller marks, bleeds, missed areas, patching
- Caulking and sealant joints
- Cornices, skirtings, architraves, shadowlines
- Tile alignment, grout, silicone lines
- Door and cabinetry alignment, hardware finish
- Wall, ceiling and floor finishes visible without tools or demolition
- Glazing, mirror and splashback finish
- General workmanship visible to the naked eye
2. What we do not inspect (exclusions)
Nitpik is not a registered building inspector, building surveyor, engineer, or licensed trade. We do not carry out and do not report on:
- Structural adequacy, footings, framing or load-bearing elements
- Compliance with the National Construction Code, Australian Standards, or planning permits
- Waterproofing performance, moisture testing or leak detection
- Electrical, plumbing, gas, HVAC, solar or mechanical systems
- Asbestos, mould, pest, termite or hazardous materials
- Energy ratings, acoustic performance or thermal performance
- Boundary, survey, easement or title matters
- Anything concealed, inaccessible, or requiring dismantling to view
If you need any of the above, engage a registered building inspector, building surveyor or relevant licensed practitioner. We're happy to refer.
3. The report
Reports are typically delivered the same day as the inspection. They record observed cosmetic defects with photographs, a room-by-room list, and plain-language descriptions suitable for issuing to your builder.
The report reflects the condition of visible surfaces on the day and at the time of inspection under available lighting. Defects arising, worsening or becoming visible after the inspection are not covered.
4. Free re-check
Where included, one free re-inspection is offered within 90 days of the original report to verify that items listed have been rectified. The re-check is limited to the items in the original report. New defects identified on the re-check may be added at our discretion.
5. Fees and cancellation
Inspections are a flat AUD $450 including GST unless otherwise agreed in writing. Cancellations within 24 hours of the booked time may incur a 50% fee. Rescheduling is free with reasonable notice.
6. Access and site conditions
You are responsible for arranging site access, keys, and permission to attend. We inspect in daylight where possible. If the site is not reasonably safe, clean, or accessible we may reschedule at no fee.
7. Use of the report
The report is prepared for the named client only and may be provided to your builder for rectification purposes. It is not a certification, not a legal document, and is not intended for use in litigation, insurance claims, or as evidence of compliance.
8. Limitation of liability
Nitpik is not liable for defects that were concealed, latent, outside our scope of service (section 2), or that arose after the inspection date. To the maximum extent permitted by law, Nitpik's total liability for any claim relating to an inspection is limited to the fee paid for that inspection. Nothing in these terms excludes rights that cannot be excluded under the Australian Consumer Law.
Nitpik carries Professional Indemnity insurance appropriate to the cosmetic scope of service described above.
9. Privacy
We collect only the information required to schedule and deliver your inspection — name, contact details, property address. Reports and photos are stored securely and shared only with you and parties you nominate.
